For new flats before handover

Pre-possession flat inspection

A systematic inspection of accessible rooms, finishes, fixtures and agreed functional checks before you accept possession of a new flat, with room-by-room thermal imaging included in the base scope and base quote.

  • Flat buyers approaching a builder handover or possession appointment
  • Owners who want an independent room-by-room record before accepting visible finishes
  • Buyers preparing a clear rectification list and a later reinspection
  • The builder has invited you for a pre-handover or possession inspection
  • You want observations recorded before furniture and fit-outs obscure surfaces
  • An informal walkthrough list needs clearer locations and evidence

What the inspection can cover

Before booking, we confirm the inspection areas, method and visit preparation.

01

Rooms and finishes

  • Room-by-room inspection of finished areas, including the kitchen, toilets or bathrooms, balconies and utility areas
  • Accessible walls, ceilings, paint and visible workmanship for finish, alignment, damage and signs of moisture
  • Floors, tiles, skirting, grout and wet-area slope within the agreed accessible areas
  • Doors, windows, frames, glazing and installed hardware for visible condition and basic operation
  • Counters, sinks, fixed cabinetry, sanitary fixtures and other builder-provided elements included in the agreed scope
  • Railings and visible safety items within the unit, without implying fire-system or statutory certification
02

Agreed functional checks

  • Taps, flushes, drains and visible plumbing connections
  • Switches, sockets and installed electrical points through non-invasive checks
  • Basic operation of included doors, windows, locks and fixed fittings without dismantling
  • Selected dimensions and alignment checks, excluding formal RERA carpet-area reconciliation
03

Evidence and coverage

  • Location-linked observations with paired thermal and visible evidence for moisture-related temperature patterns and possible water pathways
  • Measured temperature ranges for reported thermal patterns and representative image pairs when no thermal finding is recorded
  • A clear status for completed checks and any items needing later access or testing
  • Every original thermal capture retained with the inspection evidence

Tools connect each observation to clear, location-linked evidence

Core method

  • A planned visual walkthrough using a service-specific checklist rather than a generic pass/fail sweep
  • Non-destructive functional checks and simple measurements where included
  • Included room-by-room thermal imaging across accessible moisture-relevant walls, ceilings, floors, wet-area interfaces and openings
  • Paired thermal and visible capture with measured temperature ranges for repeatable patterns, including patterns without visible dampness

Evidence you can return to room by room

These anonymised examples show how a location, check and supporting evidence can be documented clearly for rectification and follow-up.

Washroom granite joint grouting observationA location-linked photograph helps the homeowner and site team return to the same visible workmanship issue.
Washroom tile acoustic-sounding test locationThe photograph records where the acoustic check was performed; a still image cannot reproduce the hollow response heard during sounding.
Accessible washroom ceiling service void inspectionAccessible service openings can add useful context; closed or unsafe voids remain outside the inspected coverage.
Distribution board multimeter checkA documented instrument check provides context for the agreed inspection scope; it is not an electrical safety certificate.

From a clear brief to usable next action

  1. 01

Define the property, possession stage, access, utilities and requested checks.

  2. 02

Inspect the flat room by room, complete the included thermal route, record evidence and mark every open item.

  3. 03

Review observations, coverage and practical next actions.

  4. 04

Raise the list with the responsible party and separately reinspect selected rectification work if useful.

Help the visit answer the real question

  • Confirm that the builder permits the visit, photography and any instrument use
  • Arrange safe access to every area you want included
  • Ask for water and power if functional checks are required
  • Share the unit configuration, approximate area, possession stage and known concerns
  • Keep relevant builder specifications or an agreed finish schedule available if observations should reference them

Keep closure evidence separate from promises

  • Confirm access and utilities with the builder
  • Share the report with the party responsible for rectification
  • Record responses and completion evidence against each item
  • Arrange a separate reinspection if independent closure evidence is useful

Questions that need a different method or specialist

The report clearly shows what was reviewed, what remains open and the practical next step.

  • Visual and non-destructive methods document the property without opening finishes; concealed or intermittent concerns may need a targeted follow-up.
  • Items needing access, utilities or safer conditions remain open with a clear next step.
  • It is not a structural stability, electrical safety, plumbing compliance, statutory approval or valuation certificate.
  • A basic functional check does not establish the condition of concealed wiring, pipework, waterproofing or other hidden construction.
  • The report records conditions observed at the visit; it does not guarantee builder acceptance or rectification.
  • Any repair referral or coordination is optional and arranged separately. Repair work is independently scoped, quoted and performed by a disclosed third-party provider; findings remain unaffected.

Practical answers before you book

When should I book a pre-possession inspection?

Usually after the builder says the unit is ready to inspect and before you accept its finished condition. Confirm the builder's access process, utilities and any deadline that applies to your handover; BuildInspect does not set or interpret contractual deadlines.

Does an inspection guarantee that there are no hidden defects?

No. A non-destructive visit records accessible conditions at a point in time. Concealed work and intermittent faults remain open questions, and unsafe areas are recorded as not inspected.

Is the report a pass or fail certificate?

No. It records observations, evidence, coverage and next actions. Contractual or statutory conclusions may require the relevant documents, authority or specialist.

Is thermal imaging included in a flat inspection?

Yes. Moisture-focused thermal imaging is included in the base pre-possession flat-inspection scope and base quote. Coverage runs room by room across accessible moisture-relevant surfaces and interfaces. The report pairs thermal and visible images for findings and includes representative pairs when no thermal finding is recorded.

Can BuildInspect arrange repairs?

BuildInspect can provide an optional referral after the inspection. The disclosed third party scopes, quotes and delivers the repair separately; you may use any contractor. The inspection and report remain independent of that choice.
