Best used when
Choosing an inspection
- Homebuyers comparing inspection providers before possession
- Owners comparing included thermal imaging with a dedicated thermal investigation
- Builders or property representatives who need to understand the inspection coverage and report
Choose by question
What you can check, what an inspection adds and what needs a specialist
These three levels help match the question to the clearest evidence and the right expertise.
Check yourself
- Visible damage, incomplete finishes and obvious moisture marks
- Normal opening and closing of accessible doors, windows and cabinets
- Ordinary use of taps, flushes, drains, lights and switches when available and safe
- Correct unit, access, keys and builder-provided references
An inspection adds
- A repeatable route across the agreed accessible areas
- Location-linked observations, photographs and relevant readings
- Clear separation of observation, possible explanation and next action
- A report showing findings, coverage and open questions
A specialist may be needed
- Structural stability, concealed electrical safety or regulated certification
- Opening-up, laboratory sampling or destructive testing
- Detailed legal title conclusions or statutory compliance opinions
- Complex equipment, fire, environmental or health questions

About instruments
How instruments strengthen the evidence
Report check
A useful report should make these answers easy to find
Where exactly was the observation made?
What photograph, reading or operating context supports it?
What remained inaccessible or untested?
What is observed fact and what is only a possible explanation?
Who should consider the next step?
Can later rectification be compared with the original record?
Know where to stop
Clear findings, with the right next step
Clear evidence and experienced judgement show what was reviewed, what remains open and the practical next step.
- The report records the conditions and coverage of the agreed visit.
- Hidden, intermittent or inaccessible conditions are shown as open questions when they affect the result.
- Structural, electrical, fire, environmental, legal and statutory questions are directed to the appropriate qualified specialist.

Common questions
Answers for this decision
Does a home inspection include structural safety?
A general inspection may record visible warning signs, but it is not a structural stability assessment or certificate. A structural question should be referred to an appropriately qualified professional.
How are electrical points reviewed?
The agreed non-invasive checks cover accessible points with power and safe conditions. Concealed wiring condition and electrical-safety assessment are directed to a qualified electrical specialist.
Which BuildInspect services include thermal imaging?
Thermal imaging is included in pre-possession flat and leakage or dampness inspections. A dedicated thermal inspection is also available for a focused review of moisture-related temperature patterns and possible water pathways.
How does the report handle an unavailable area?
The report identifies the area as inaccessible, not inspected or not tested, states the reason and keeps it open for the appropriate next step.
