A practical availability and completeness check

RERA & Property Document Check

A non-legal, inventory-based check of whether agreed builder-supplied RERA, NOC, project, handover and property documents are available and complete enough to identify. It does not verify authenticity, compliance, ownership, title or encumbrances.

  • Homebuyers preparing for possession or organising a builder handover pack
  • Owners who need a clear index of what they received and what needs follow-up
  • Customers preparing a bundle for a separately engaged property lawyer
  • Documents arrived through several emails, portals or physical packs
  • The buyer wants to ask the builder for missing or unclear items
  • A lawyer needs an organised starting bundle for a separate legal review

What the document check can cover

Before booking, we confirm the records, review method and what is ready for checking.

01

Availability inventory

  • Agree document categories relevant to the property and handover stage
  • Record supplied copy name, visible date or version, source and availability status
  • Identify unreadable, duplicate, apparently incomplete or unmatched items without deciding legal effect
02

Handover organisation

  • Group builder-supplied project information, approvals or NOCs, property papers, warranties, manuals and handover records under the agreed checklist
  • Provide a missing-or-clarification list for the builder or relevant professional
  • Prepare an index that can support a separate legal or technical engagement

An organised inventory that does not overstate what a supplied document proves

Administrative completeness review

  • File-by-file inventory against an agreed property-context checklist
  • Statuses such as provided, not provided, unreadable or clarification required
  • No inference that a supplied document is authentic, current, sufficient, enforceable or legally favourable

From a clear brief to usable next action

  1. 01

Agree property context and document categories; no list is represented as universally sufficient.

  2. 02

Index files by visible identity, source, date or version and availability.

  3. 03

Raise missing, unreadable or unclear items with the appropriate source.

  4. 04

Refer title and legal questions to a separately engaged property lawyer.

Prepare the records around the real question

  • Share only copies you are authorised to provide and retain originals
  • Identify the project, unit and handover context
  • Include complete files rather than selected screenshots where possible
  • State whether you want an inventory only or intend to brief a lawyer
  • Do not send passwords or unnecessary identity data through unapproved channels

Keep closure evidence separate from promises

  • Request missing or clearer copies from the builder or issuing source
  • Preserve the inventory and originals with version and date context
  • Send technical questions to the relevant project professional
  • Engage a property lawyer separately for title or legal-risk conclusions

Questions that need a different method or specialist

The report clearly shows what was reviewed, what remains open and the practical next step.

  • This is a document availability and completeness check, not a title search, legal due diligence, legal opinion or representation.
  • BuildInspect does not verify authenticity, execution, registration, validity, legal sufficiency, ownership, encumbrances, approvals or compliance.
  • Provided means a matching copy was inventoried; it does not mean the document is correct, current or adequate.
  • RERA, NOC, agreement, tax and title questions require current official records and qualified legal or technical advice.
  • An affiliated-lawyer introduction is optional; the lawyer defines conflicts, scope, fee, advice and responsibility directly.
  • The customer remains responsible for secure retention of originals and official copies.

Practical answers before you book

Is this a legal title check?

No. BuildInspect records availability and organisation. Title, ownership, encumbrance, registration, contract and legal conclusions require a separately engaged property lawyer.

Does provided mean a document is genuine and valid?

No. It means a copy matching the inventory description was supplied. Authenticity, legal effect, currency and sufficiency are outside this check.

Can you connect me with a lawyer?

An affiliated lawyer referral may be available. The lawyer must accept the engagement directly and defines conflicts, scope, fee, evidence, advice and professional responsibility separately.

Is there one document list for every property?

No. Relevant categories depend on the property, project, stage and decision. We agree the inventory basis and do not present it as a universal legal checklist.
