Existing and resale home inspection

A condition-focused review of an existing or resale home, organised around the property decision, visible concerns and agreed non-destructive checks.

  • Buyers evaluating the visible condition of a resale flat or house
  • Owners who want a documented baseline before renovation or tenancy
  • Families concerned about recurring moisture, ageing finishes or poorly understood past repairs
  • A short property visit did not allow a systematic room-by-room review
  • Furniture or occupancy may leave some items inaccessible during the visit
  • Visible repairs, stains or modifications need a clearer evidence record

What the inspection can cover

Before booking, we confirm the inspection areas, method and visit preparation.

01

Accessible condition

  • Visible walls, ceilings, floors, doors, windows and fixed finishes
  • Wet areas, sanitary fixtures and visible plumbing connections
  • Basic operation of agreed electrical points, openings and installed fittings
02

Known concerns

  • Location-linked review of disclosed stains, cracks, damaged finishes and earlier repair areas
  • Moisture-focused thermal imaging where it forms part of the confirmed question and scope
  • Clear routing where a structural, electrical, plumbing, pest or legal specialist is required
03

Coverage record

  • Items observed, reasonably tested, inaccessible, obstructed or not available during the visit
  • Photographs and measured evidence where relevant to an observation
  • Items left inaccessible or untested because of furniture, occupancy, stored items or inactive utilities

Tools connect each observation to clear, location-linked evidence

Decision-led inspection

  • A planned visual route based on the property type, age, visible condition and customer question
  • Non-destructive checks and simple instruments appropriate to the agreed scope
  • Evidence captured by room or area so observations can be discussed after the visit

Help the visit answer the real question

  • Arrange permission, safe access and enough time for the agreed route
  • Keep water and power available for any agreed functional checks
  • Share known concerns, recent repairs and occupied or obstructed areas in advance
  • Do not move heavy furniture or open concealed construction solely for the inspection

Keep closure evidence separate from promises

  • Raise factual questions with the owner, broker, society or responsible professional
  • Arrange specialist investigation where the report identifies a boundary
  • Use the documented condition when planning negotiation or renovation
  • Keep inspection findings separate from any later repair quotation

Questions that need a different method or specialist

The report clearly shows what was reviewed, what remains open and the practical next step.

  • Visual and non-destructive methods document the property without opening finishes; concealed or intermittent concerns may need a targeted follow-up.
  • A resale inspection is not a valuation, structural stability certificate, statutory compliance certificate or legal due-diligence opinion.
  • Furniture, finishes, stored items, occupancy and inactive utilities can leave areas or checks inaccessible; the report records them as open.
  • Observed symptoms do not by themselves prove a concealed cause; invasive or specialist investigation may be needed.
  • Any repair referral is optional, separately scoped and delivered by a disclosed third party. Customers may use any contractor.

Practical answers before you book

Is this the same as a pre-possession inspection?

No. Existing homes have occupancy, ageing, maintenance history and access constraints that need a different scope from a new-flat handover.

Will the inspection tell me whether to buy the property?

It provides an evidence-led condition record within the agreed scope. Price, title, financing and the final buying decision remain separate matters.

Can you see waterproofing or wiring behind finished surfaces?

No. The inspection is non-destructive. Visible symptoms can support a next step, but concealed construction usually needs records, specialist tests or invasive investigation.
