Planned evidence at construction milestones

Ongoing-construction quality audit

Planned site visits at agreed construction stages to document accessible workmanship, specified checkpoints and work that may soon be concealed.

  • Owners or developers seeking an additional evidence and quality-control layer
  • Homeowners overseeing an individual build or substantial fit-out
  • Project teams that want milestone checks without outsourcing total site supervision
  • Work is about to be covered by the next trade or finish
  • A project needs consistent observations across units, floors or contractors
  • The owner wants a record against agreed drawings, specifications or approved samples

What the inspection can cover

Before booking, we confirm the inspection areas, method and visit preparation.

01

Checkpoint plan

  • Construction stages, zones, sample basis and references agreed before mobilisation
  • Accessible workmanship and selected dimensional or installation checks
  • Hold points or evidence needs for work that will become concealed
02

Observation control

  • Observations against the supplied revision of an agreed drawing, specification, method or sample
  • Photographs and measurements with units, method and relevant conditions
  • Response and verification status without overwriting the original record

Tools connect each observation to clear, location-linked evidence

Stage-specific audit

  • Visual and non-destructive checks selected for the stage
  • Sampling stated explicitly rather than implied to cover all work
  • Escalation to laboratory, structural, MEP or other specialists where needed

From a clear brief to usable next action

  1. 01

Agree stages, checkpoints, references, sampling and escalation boundaries.

  2. 02

Visit at meaningful programme stages and document accessible work.

  3. 03

Let the project team respond against the unchanged original observation.

  4. 04

Separately verify selected work as rectified, open or inaccessible.

Help the visit answer the real question

  • Nominate the project authority, site contact and response owner
  • Provide current approved references needed for agreed comparisons
  • Share the programme so checks occur before work is concealed
  • Arrange induction, PPE, permits, escorts and safe access
  • Identify active operations and restricted areas

Keep closure evidence separate from promises

  • Align the first audit with a meaningful hold point
  • Give each observation a named response owner
  • Resolve document conflicts through the responsible designer or authority
  • Verify selected closure items before dependent work proceeds where feasible

Questions that need a different method or specialist

The report clearly shows what was reviewed, what remains open and the practical next step.

  • The audit does not replace the contractor's quality system, designer, project manager, site supervision or statutory inspection.
  • Only agreed stages, samples and accessible work are covered; unobserved work is not certified by inference.
  • Design adequacy, structural calculations, code certification, material testing and specialist MEP commissioning are excluded unless separately assigned.
  • BuildInspect does not direct construction means, methods, sequencing or safety and will not enter an uncontrolled area.
  • A response or contractor photograph is not independent verification of closure.
  • Inspection findings remain independent of any repair referral, quote or work.

Practical answers before you book

Is this a replacement for a project manager or site engineer?

No. It is an independent audit layer at selected checkpoints. Day-to-day supervision, design coordination, construction control and statutory duties remain with appointed project parties.

Can you audit work after it has been covered?

Only what remains accessible can be observed non-destructively. Concealed work may need installation records, approved opening-up or specialist testing.

Does every item get inspected?

Only if a feasible comprehensive scope is expressly agreed. Most project audits use declared sampling or named checkpoints, and the report states coverage.

Share the property, locality and timing

We will confirm the right service, visit preparation and practical next steps before you decide.
